Our Story

Marquardt Property Management has been serving the Bay Area community since 1960. Originally established as Marquardt Realtors, the company transitioned its focus to property management in the 1970s to meet the growing demand for quality rental housing and professional management services. By the 1980s, the firm became Marquardt Property Management, fully dedicated to helping property owners maximize their investments while supporting the community with safe, well-maintained, and affordable housing.

As a family-owned and operated business, Marquardt Property Management prides itself on building lasting relationships. Nicole Norris

Real Estate Broker & Notary Public

Nicole Norris serves as Broker of Marquardt Property Management, a third-generation, women-owned company built by her family. As the granddaughter of founder Barbara Marquardt, Nicole preserves the firm’s hallmark values—integrity, transparency, and steady execution—while continuously improving operations. Licensed for over two decades, she is trusted by clients for disciplined processes, attentive communication, and the ability to turn challenges into stable, long-term results. Nicole oversees end-to-end management—leasing strategy, resident screening, turn coordination, preventative maintenance, budgeting, and compliance—with a clear focus on protecting assets and improving net operating income. Owners appreciate her clarity and follow-through; residents value her fairness and responsiveness. She collaborates with a vetted vendor network to deliver timely repairs and cost-effective improvements, and she brings practical insight to capital planning, rent readiness, and risk mitigation. Grounded in community roots and family leadership, Nicole leads MPM with a modern, data-informed approach and a commitment to exceptional service.

Joanna Gritz

Licensed Real Estate Agent & Property Manager/ Office Manager

Joanna is a proud Oakland native with over 30 years of hands-on property management experience throughout the Bay Area. In addition to her work as a real estate agent and property manager, she brings valuable project management expertise in handling emergencies such as accidents, floods, and fires. Joanna is a former board member of the Laurel Business District and is currently advancing her professional credentials by pursuing her broker’s license. Outside of work, she enjoys spending time with her animal companions and exploring her creativity through crafting.

Frances Simmons

Property Manager | Licensed Real Estate Professional

Frances “Franny” Simmons has been a licensed real estate professional and property manager since 2020, beginning her career shortly after the pandemic reshaped the housing market. With a strong background in managing multi-unit properties, condominiums, and single-family homes, Frances is dedicated to providing exceptional service to both property owners and tenants. She takes pride in her attention to detail, strong communication, and commitment to maintaining well-managed, thriving communities.

Outside of work, Frances enjoys spending time with her dog, watching movies, and taking road trips to explore new places.

Olivia Guilbaud

Licensed Real Estate Agent & Property Manager

Olivia is a Bay Area native, born and raised in Oakland. With four years of experience as a property manager, she specializes in high-end townhomes and is actively growing her portfolio to include commercial spaces. Though her grandmother, aunts and mother once worked as property managers at Marquardt Property, Olivia has carved her own path in the industry—driven by her dedication to excellence, integrity, and personalized client care.

She takes pride in delivering superior, detail-oriented service, ensuring every client feels supported and valued.

Outside of work, Olivia enjoys spending quality time with her kiddo, family, and her beloved dog. She finds joy in nature—whether it’s going for walks, taking scenic drives, or tending to her growing collection of plants. With a camera always close by, she loves capturing everyday moments and bringing her upbeat energy wherever she goes. Known as the funniest person in the office (and possibly in the family 🤣), Olivia brings warmth, laughter, and heart to everything she does.

Maryuri Corrales

Licensed Real Estate Agent & Property Manager

Hi, I’m Maryuri! I work as an Office Assistant and truly enjoy being part of a team where I can make a difference every day. I’m bilingual in English and Spanish, which allows me to connect with and support a wider range of people. I’m known for having a positive attitude, staying organized, and always being ready to lend a helping hand.
What I love most about my job is helping others and learning something new each day. In my free time, you’ll often find me looking for ways to improve my office skills or simply enjoying time with family.

Fun fact: I’m a fast learner and actually enjoy training on new systems or tools anything that helps me grow in my role.

Evelyn Heredia

Licensed Real Estate Agent & Property Manager

Evelyn is an Oakland-born, Bay Area-raised Professional Steward of Spaces – turning properties into peaceful, purposeful homes, with a creative eye and a hands-on approach. After seven years in the medical field, she transitioned into real estate and PM thriving at Marquardt Property Management. Bilingual and detail-oriented, Evelyn is passionate about supporting tenants and clients with care and integrity.

In her free time, Evelyn enjoys cooking & baking, exploring new places, traveling, shopping, and enjoys good movies.

Alysia Gritz

Rental Liaison

Alysia has been part of the MPM family since 2017. Over the years, she has supported a broad range of daily operations — from accounts receivable and banking to coordinating with handymen, owners, agents, and tenants. Her favorite part of the job is helping people feel supported, whether they’re property owners, long-time tenants, or new applicants. She is currently working on obtaining her real estate license as well.

Alysia also brings creativity to the team, assisting with MPM’s social media and personally painting the office windows for the holidays each year — a tradition that adds warmth and personality to our workspace. She recently painted the new mural in the lobby of the office. She also proudly serves on the Laurel District Board.
When she’s not working, you’ll likely find her at the Lake Merritt Saturday farmers market, planning her next adventure with her mother , spending time with her partner, or creating fun social media content.
